Seaway Hotel Project is a 12-story luxury high-rise condominium building in Surfside Beach, Florida. The residences are being designed in association with ODP Architects, Inc. and are a mix of high end condominium space with amenity areas that include supplemental hotel space and associated offices, lounge, VIP bar, cinema room, terrace restaurant, kitchen space, meeting rooms, beach houses, gym, and rooftop pool and bar. Other unique aspects of the design include the coordination of off-site cooling plant, FLP vault, pumping for Fire Protection and Domestic Water, emergency power systems, LEED Silver Version 4. The building is designed for high-end users with systems for air-conditioned parking, wine rooms, and art spaces. Osborn is also the lead Fire Protection engineer for the project providing a full sprinkler system design.
